Airbnb & short-let management in Newcastle

Fully managed short lets for landlords and investors across Newcastle, Northumberland and County Durham, from a local family business with its own cleaning and construction teams.

Hands-off Airbnb management, done locally

Running a short let yourself means answering messages at midnight, organising cleaners between every stay, and guessing what to charge. We take all of that off your hands.

Newcastle Stays is a family-run business based in the North East. We manage short-let homes for landlords and property investors across Newcastle upon Tyne, Northumberland and County Durham, listing them on Airbnb, Booking.com and our own website. Because our cleaners and construction team work only for us, we control the standard of every stay, and you get a clear statement and payout every month.

How much does Airbnb management cost?

Our management fee is 15% of booking income, plus a one-off onboarding fee when you sign up. Cleaning by our in-house team after each stay is shown on your monthly statement, and any repair over a small agreed amount needs your approval first.

Do you only list on Airbnb?

No. We list your property on Airbnb, Booking.com and other platforms, and take direct bookings through our own website, all managed in one calendar.

Is my property suitable for short lets?

Most one to four-bedroom flats and houses near the city centre, universities, hospitals, transport links or the coast do well. We'll tell you honestly at our first meeting if a long let would suit it better.

Can I still use the property myself?

Yes. Block out dates whenever you like and we'll keep them free.

What if my property needs work first?

Our in-house construction team can carry out anything from small repairs to a full refurbishment before your property goes live.

Is there a minimum contract?

No long tie-in. You can end the agreement with two weeks' notice, subject to any bookings already in place.

Do I need permission from my mortgage lender or insurer?

Usually, yes. Many residential mortgages and standard landlord policies don't cover short lets, so check with your lender and switch to short-let insurance before going live.
